Our customized marketing strategy to sell homes, particularly for executive transferees, is a potent blend of our personal marketing efforts combined with the resources of @properties, the local real estate company with #1 market share in Chicagoland. These tactics include a comprehensive plan of on-line marketing, print, and in-person tools to generate the most exposure. Of course we will utilize professional photography, video, floorplans after we have offered staging services. But that is just day one of our marketing campaign.
Through our exclusive agreement with Curaytor, one of Inc's 500 Fastest Growing Companies in America, we get access to the industry's best advertising tactics, email marketing tools, and a state-of-the-art website to beautifully showcase listings online. Our marketing coaches are Amazon and Audible best selling authors (Phil M Jones/Chris Smith/Jimmy Mackin) on marketing leading to conversion. Utilizing these resources and plans have led me to be the most successful agent in the midwest with Weichert Realtors in 2018 and among the highest producers with @properties in 2019. In August, 2019 I was named to the Chicago Magazine Top 100 Realtors in Chicago list.
Custom website: The biggest reason we're able to attract so much attention is that we can control the presentation of the home on our website. We'll create a beautiful webpage to feature the home in a way that makes it stand out from the crowd.
The MLS, listing portals, and most broker sites follow the same standard formatting. We're not given the freedom to change too much on sites we don't control.
On EdgewaterHomeTeam.com, the shackles have been released and we're free to show the home the way you envision it.
Email campaigns: How do we get Buyers to our website in the first place? We employ a few different strategies, one of which is directing them there instantly through targeted email campaigns. Stories drive action. We tell a story about each listing through the series of specially designed email blasts to build excitement and enthusiasm for the home. We don't stop with just emailing. That's too passive. We will personally reach out to all the buyers who have shown interest in the home. We turn engagement into offers.
Facebook: We'll advertise the home on Facebook to reach 10,000+ people and be sure to highlight the home's best features. This strategy helps engage buyers in a compelling way. Our advanced and targeted Facebook marketing reaches thousands of potential home buyers. We create dedicated Facebook Ads to target locals and drive massive amounts of traffic to the listings using our advertising budget. We use Facebook to strategically advertise the home during all stages of the selling process. Coming Soon, Just Listed, and Open House posts help to build a "buzz" around the property and can even lead to multiple offers the moment its officially for sale. The trend towards live videos on Facebook is growing. We use on-the-fly videos to provide buyers with virtual walk-throughs, build some buzz, give sneak-peaks. We routinely have thousands of people who will check out our Facebook Live videos.
Videos: We’re on YouTube. Our videos, which include drone videos, range from home property tours, to community spotlights to build a following of home buyers and sellers in our community. They help to share what makes each home and neighborhood most special directly with our followers and potential buyers.
Instagram: We use Instagram to “build a buzz” around the home and connect with the community—ensuring a long list of buyers are ready to view the home as soon as it hits the market. Our Instagram marketing directly and regularly connects the property with hundreds of members of our local community. We create a “buzz” around new listings, area events, and more. We are truly the neighborhood experts.
Re-target efforts: The house will be advertised using a re-target method that ensures the home is seen on multiple sites as soon as a buyer indicates any interest level on line.
Marketing directly to other agents: We just don't rely on the MLS to do the work for us. We will actively market the home to fellow @property agents through an exclusive internal app as well as with our colleagues throughout the community.
Our marketing efforts don't end on-line. We will create a customized web address and imprint it on the yard sign. Using our professional photos we will create professional print brochures and post cards. We will have open houses at strategic intervals and partner with other agents in the neighborhood to increase exposure.
Once we have secured a buyer and negotiated the best deal possible, we continue with the transferee through every step--inspection and inspection negotiations, appraisal, move-out and final walk through.
Our goal is to make the transaction as hassle-free for the transferee as possible.
